Property Management Concerns Fats, Oils, and Grease

  • Fats, Oil, and Grease (FOGs) from kitchen sinks cause most drain lines to clog, and is the primary reason these lines require much more frequent cleaning cycles than non-grease lines.
  • Drain lines are designed to flow at a specific rate. During daily use, fats, oils, and grease build-up on the sides of the drain line pipes, reducing their flow. A one-half-inch build-up on the inside diameter of a four-inch or larger drain line can cut the flow rate by about 50%.
  • Non-organic material can become imbedded or attached to the FOG build-up inside the pipes, causing further blockage and back-up problems.
  • Organic matter build-up within a building¡¦s plumbing drainage system can jeopardize normal operations, as well as create health and safety hazards within the facility itself.
  • Although high pressure cleaning helps remove most of the grease deposits out of the pipes, not all of the FOG and slime deposits are removed, particularly in older pipes due to pipe material and pipe deterioration. When the pipe surface is no longer smooth inside, grease lodges itself in the pores of the pipe and organic matter builds-up inside the pipe.

Fats, Oils, and Grease Fats, oils and grease get into the drain and sewer pipes when washed into the plumbing system from kitchen sinks as well as from poorly maintained grease traps in restaurants and other businesses. Fats, oils and grease stick to the insides of the drains, sewer laterals and sewer pipes. Over time, fats, oils grease, and slime can build up and block the entire pipe.

  • Whether fats, oils and greases turn to solids or remain in a liquid state depend on their melting point, and each has its own. When the water temperature in the pipes and drains falls below the melting point of FOG’s, problems arise, and clogging and back-ups occur.
  • Beef, pork, and lamb all contain stearic acids, and therefore they are very problematic in the drainage system.

How Alternative Treatments Work

Chemical Based Additives:

  • can act as flocculants causing solids, fats, oils, and grease to remain suspended and get flushed into the pipes, re-solidifying and causing potential drain line blockages
  • soaps, harsh acids and bases, solvents, and enzymes and can be environmentally harmful.

Enzyme Based Additives:

  • adding enzymes can cause frothing of tank contents, suspending the solids, fats, oil, and grease and sending them out of the trap and system undigested. FOGs only stay in liquid form when hot, and when put in contact with cold water the material clumps up into a jelly and sludge forms. With enough sediment, the sludge can form a strong enough plug to back up a drain pipe. This is the main reason that many municipalities ban enzyme products.

Installation & Operating Procedures

  • Initially, Bio Ecological Solutions personnel will assess the configuration of the building, determine the number of units in the building, review the building specific application procedures with the property manager, and submit an annual and multi-year maintenance quotation.
  • Initial installation procedures include;
    • cleaning of horizontal lines, or hydro-flushing
    • treatment of drainage stacks, and
    • installation of dispensing pumps
  • BioRestore® All Natural Drainage Program consists of;
    • Continuous daily treatment to all horizontal lines, and
    • Scheduled treatment to all residential branch lines. The branch lines are treated by providing the residence or superintendent with BioRestore® All Natural Drainage Treatment Kit. The residence or superintendent simply pours the contents of the kit down the kitchen sink.
